Residential Maintenance Officer

The Organisation

Our client provides affordable housing and associated services to the community of Western Australia within the Perth metropolitan area and designated regional territories. With over 1800+ properties under management, this organization has experienced great success and is seeking an Residential Maintenance Officer to join their busy and vibrant team of over 80 employees, based at their corporate office, located in Rivervale.

 

Job Type

The role for a Residential Maintenance Officer is a new position created by our client, where an initial assessment of role is required in order to get approval from the executive board, required for any new permanent and ongoing position. In order to facilitate the initial assessment, the role will be on a temporary basis, where the successful candidate will be employed by Staff-Net on a casual basis for a duration of 2 to 5 months. After such time, the Property Services Manager, will be formally putting a request through for permanent employment to the executive board, which has a very high chance of been approved. Once approval for permanent employment has been given, the temporary Residential Maintenance Officer, will be encouraged to apply for the permanent position.

 

Working Hours & Days

The role requires 3 to 4 days per week, where you will be working between 25 to 30 hours per week. Flexibility will be available where you can work 3 to 4, 7.5 hour days on any preferred days, or potentially work 5 days per week, part-time (suit school hours) 5 days per week.

The available role is based on a casual basis requiring;

  • Working 25 to 30 hours per week  (Any days between Monday & Friday)
  • Can be either 3 to 4 full days or 5 days per week working part-time hours
  • ASAP start

 

The Role

The Residential Maintenance Officer is attached to one of the organisations key departments “Property Services” with the departments main responsibility, is to manage the maintenance of 1800 + properties as well as any special projects associated to the portfolio.

The Property Services team manages a large volume of property maintenance work, between 500 to 700 jobs per month. The maintenance work covers a wide scope of work from minor and major scheduled or reactive maintenance works such as blocked drains through to roof replacements as well as managing major residential refits such as new kitchen and bathroom installations.

The Residential Maintenance Officers responsibilities cover a wide scope where the main functions of the role include;

  • Building Condition Assessments: Conducting, 5 to 15 Building Condition Assessments per week
  • Property Maintenance Scheduling: Creating & Updating property maintenance schedules, forecasting up to 10+ Years
  • Maintenance Works: Schedule and Coordinate maintenance works on vacant properties
  • Major Projects: Assist in Coordinating, Project Management and Inspections of major work, such as new kitchen installations
  • Tenant Improvement Request: Assessment & approvals of proposed property improvements that tenants have requested & will be paying for, such as air-conditioning installations
  • Document Control: Ensuring all Building Condition Assessments are completed to our clients specific format and saved on the in-house system
  • Database: Updating the in-house system with data regarding completed or scheduled Building Condition Assessments
  • Administration of Contractors: Ensuring contractors meet strict compliance in relation to their insurance, rate schedules, government registrations, OH&S management and documentation
  • Contractor Accounts: Cross referencing & checking contractors monthly invoice statements with work orders ensuring that agreed rate schedules and time frames were met by contractors and approving payment
  • Assist Maintenance Services Team: In busy periods, assist the Maintenance Services team in taking tenant inquiries regarding maintenance requests, creating work orders and coordinating with contractors any maintenance work required

As you can see, there is a large proportion of the role taken up with Building Condition Assessments, where you will be conducting between 5 to 15, mainly on vacant properties, per week.  The “Building Condition Assessments” are thorough inspections of our clients properties where you will be assessing all major components of a property from structural integrity, roofing, electrical, plumbing, fittings & fixtures, flooring, ceilings, windows, doors, kitchens, bathrooms, toilets, decorating, security, gardens, and fencing.

The reports require not only an assessment, but also forecasting for predicited future maintenance, where you will be creating or updating a property maintenance schedules.

 

About the Candidate

Ideally, we are seeking a candidate that has worked in a similar role, in Residential Properties, where they have conducted either of the following;

  • Building Condition Assessments
  • Scoping, Monitoring & Inspecting Maintenance works

Candidates that have worked in the following roles or similar, are encouraged to apply;

  • Building Inspectors
  • Residential Insurance Assessors
  • Project Management of major work for residential properties, ideally across several trade areas
  • Possess a building trade and advanced into a management position that required skills that are transferable to this position
  • Building Estimators
  • Maintenance Officers working for Strata Management or Real Estate Companies

Although not essential criteria, high on our list are candidates that possess either an in-depth or working knowledge of the following;

  • The Building Code
  • Building Trades
  • Building Maintenance
  • Australian Standards in relation to building & construction such as “Residential Electrical Installation”
  • Construction Materials
  • The Residential Tenancy Act

Essential Criteria includes;

  • Possess a valid WA drivers licence (Automatic Licence Holders are able to apply)
  • National Police Clearance - No more than 3 month old 
  • Be able to pass a pre-employment medical
  • Pass regular random, Drug & Alcohol tests

Candidates business and administration skills are essential to carry out the administration component of the role and to be considered you must possess skills and experience in;

  • Experienced in scheduling
  • Operating computers and specialised software
  • Word and data processing 
  • Document control
  • Familiar with complying too thorough Systems & Procedures

In addition, candidates must possess specialized skills and traits which include.

  • Possess Initiative and very good problem solving skills
  • Performs their work responsibilities in a highly professional manner at all times

Remuneration

As mentioned, the role is initially a temp role, where there is a very strong chance that it will become a permanent position. 

You will be employed by Staff-Net on a casual basis, and depending on your experience the hourly pay rate will be between;

  • $32.00 to $38.00 (Flat Per Hour)
  •  + Super
